Property: After the construction of Ram temple in Ayodhya, the demand for property has started increasing here. This is the reason that after about eight years in Ayodhya, there has been a major change in the circle rate of land. Now the new rates have been increased to 200 percent, which depend on the use of space and land. This decision has been taken after the inauguration of Ram temple. New circle rates were implemented on Saturday. However, the registry of land will start from Monday at these rates.
District Magistrate of Ayodhya Nikhil Funde said that this decision has been taken on the basis of market rates and survey conducted by administration. He said that after the proposal came out in August 2023, the suggestions received from the people were demanded to increase rates in many areas.
What are circle rates?
The circle rate is the minimum price of the local administration for cell-purchase of a land. On the basis of these rates, compensation is fixed at the time of stamp duty and government land acquisition. According to the Uttar Pradesh Stamp Act, every district should review the circle rate every year. It is seen whether the land is being used for what work, whether there are roads, markets, schools, hospitals or government offices, and that area is urban, semi-urban or rural.
The last time circle rates were changed in Ayodhya in 2017, while neighboring districts such as Barabanki, Gonda, Ambedkar Nagar, Basti and Sultanpur updated their rates in 2023.
Where and where the rates increased?
The biggest increase has been in the area around Ram Janmabhoomi. After the Supreme Court’s decision here, the prices of land increased rapidly. The circle rate of agricultural land in Tihura Manja village was Rs 11 to 23 lakh per hectare in 2017, which has now increased from Rs 33 to 69 lakh per hectare. Here, real estate company House of Abhinandan Lodha bought land and actor Amitabh Bachchan also agreed to buy two plots. The rates at Tihura Undhar have increased from Rs 32-71 lakh per hectare to Rs 42-95 lakh. The circle rate in Shahnawazpur Manja and Barhata Manja has increased from Rs 75-169 lakh to Rs 98-221 lakh per hectare.
Ganja village where Ayodhya Airport is located, the circle rate was Rs 28 to 64 lakh per hectare. Now it has increased from 35 to 80 lakh rupees. Uttar Pradesh Housing Development Council (Housing Development) is working on a plan to build a new township on 1,800 acres in these areas. Out of this, 600 acres of land has been acquired.
However, some farmers do not find this increase enough. A farmer named Durga Yadav has filed a petition in the Allahabad High Court and said that the circle rate should have increased at least 200 percent in all villages within a radius of 10 km from Ram Janmabhoomi so that farmers can also take advantage of the development of Ayodhya.
