If you are thinking of buying a house or land in Lucknow, then you may have to spend more money. The district administration has decided to increase the circle rates of the city from 1 August 2025. This change has been made for the first time in the last 10 years. Increasing the circle rate of the government will affect both buyers and selling soldiers.
Which property rates increase?
New circle rates have been implemented for 77 main roads and 26 authorized colonies of Lucknow. It has an increase for different properties.
Increase in the price of Agricultural Land by 15%.
Commercial property increased by up to 25%.
The rates of multi-store buildings flights increased by 20%.
Commercial places like shops, offices and warehouses increase from 20% to 40%.
Which areas will affect the most?
Gomtinagar has now become the most expensive area in Lucknow, where the circle rate has reached Rs 7,100 to Rs 7,500 per sq ft. The rate in the metropolis has been fixed at Rs 6,043 per square meter and in Indiranagar Rs 6,000 per sq ft. At the same time, areas like Anantnagar and Santosh Enclave have low rates.
Why increased circle rate?
The administration says that urbanization is happening rapidly in Lucknow, new roads, metro, and better connectivity have increased the demand for property. The price of non-agricultural land has been recorded on an average 25% increase.
ADM Finance Rakesh Kumar said that the aim of this step is to bring transparency in property purchase and stop disturbances like saving tax by showing low value. If a land is declared commercial in the master plan, then its price will be considered 50% more than non-agricultural land.
Where to see the new rate?
You can see the new circle rates by going to Lucknow NIC website or sub registrar office and AIG Registration Office. These new rates will also increase stamp duty and registration fees. Meaning any person who will now buy property, will have to spend more. However, real estate expert believes that this will increase the market honesty and reduce tax evasion.
